Property Management

All property management companies in Michigan are required to have an active real estate broker license in Michigan with an in-house associate property broker. Why does State of Michigan cares? Because of the rent deposits that are given by your tenants and are held in escrow by the property management company. They want to insure that only licensed brokers that have the integrity, track record and experience to maintain escrow accounts on behalf of landlords and tenants are allowed to manage these companies.

All of our properties are managed by Conquest Property Management Group which is a subsidiary of The Conquest Real Estate Group Inc. owned by my partner Darrick Scruggs.   • Getting your property qualified by Section 8 in Detroit BEFORE you buy it. Section 8 does an inspection before any property is approved. It is a very strict inspection and all of our properties have to be approved by Section 8 before they are sold.

  • Understand the special needs of setting up International investors (ITIN numbers, bank accounts, wire transfers of monthly rent checks) in USA.

  • State of the art property management software (PropertyWare.com) that tracks each property individually and provides detailed reports.

  • End of the year tax reports for your tax accountant.

  • If the families living in your properties need something repaired – they call us and we immediately dispatch one of our crews to resolve and repair whatever is broken in your property. That insures that your properties always get a good ongoing passing grade from annual Section 8 inspection.

  • Regular visits from property inspections in the field to let the tenants know that even though the owners of the property might be living in London or Singapore but they are well represented by us in Detroit.
